Complete project development process

Swiss Prime Site Immobilien AG is the owner of the property at Brandschenkestrasse 25 / Stockerstrasse 61 / Dianastrasse 6 in Zurich.

The property is located in the Central Business District and is less than 400 m from Paradeplatz and Bahnhofstrasse.

The complex is made up of several interconnected building parts. The complex is arranged around an inner courtyard. The building has 6 floors above ground (ground floor - 5th floor) and 2 basement floors.

After Credit Suisse moved out, the plan was to use the building again for office use; the planning and preparatory work was already well underway when red KG was given the opportunity in August 2013 to investigate whether the property would also be suitable for hotel use .

The analysis of the layout and sections of the building showed that the property is definitely suitable for a hotel. Our schematic design concept for a hotel served as the basis for the first simulations that demonstrated the feasibility of hotel use.

Swiss Prime Site Immobilien AG then considered a hotel to be an interesting option and commissioned red KG to acquire a tenant in November 2013.

A multi-stage, very efficient process led to valuable rental offers from the luxury to the budget segment.

The SPS ultimately decided on the Motel One Group as its rental partner. After demanding negotiations, the rental agreement was signed with Motel One on June 14, 2016.

The hotel opened in August 2017. The Motel One has 394 rooms, making it the largest hotel in German-speaking Switzerland.
